Terms and Conditions of Booking |

| 1. | Bookings are taken daily, Sunday through Saturday to facilitate the excellent selection of flights from all UK airports. |

The balance: of the holiday cost shall be paid 8 weeks prior to departure. If the balance is not received at least 8 weeks prior to departure we reserve the right to cancel the booking and retain the deposit. Upon payment of the final balance we will issue directions of how to get there and key instructions, together with details of our management company who will be available to assist you during your stay. |
| 3. | Cancellation: The deposit is not refundable once we have confirmed the booking in writing. You may cancel the booking at any time, the following cancellation charges will become payable and deducted from balance of rental charge: - 6 to 8 weeks prior - 50%. 4 to 6 weeks prior - 75%. 4 weeks and less - 100%. |
| 4. | Amendment: There is no charge for amending a booking providing the accommodation is available for the amended dates. |

The Rental Price agreed when the booking is confirmed is fixed. |
| 6. | Arrival: Entry into the home is from 2pm on the day of arrival. The property shall be vacated by 10am on the day of departure. |
| 7. | Insurance: Neither we nor our representatives will accept responsibility or liability for any accident, injury, illness however sustained during your tenancy. Please remember to take out travel insurance. |
| 8. | Utilities: The cost of gas and electricity is included in the rental price. We do not accept liability for loss of main services such as electricity or water supplies. |
| 9. | All Information given in this brochure and in any other correspondence is correct to the best of our knowledge and does not form part of the contract. |
| 10. | During your stay: Whenever you leave the property, you are responsible for ensuring security by closing and locking all windows and doors. |
